    Tell me, I swear those little bastards can sniff out wood through 10 feet of concrete.

    My bothers house up in Colorado, has no wood other than the decking on the roof, it has a metal frame. Works great when they have bad snow, no worries of the structure collapsing under the weight.
    Yep. And in South Florida it's illegal to build like they do here. They don't even sell OSB particle board plywood in the stores. I found millionaires living in concrete block houses

    Since, Michael roared through here, we're supposed to be under the same building codes as Miami now. So it's my understanding, that all new structures are SUPPOSED to be built to the Miami-Dade standard.

    Prior to that, the Panhandle had less stringent building codes, as they were under the impression we'd never have a strong enough storm come this way to warrant it. Then a Hurricane with my name come through and screws it all up!

    Well, to ease the pain, CINC Household and I have started looking at it like this. If it's a tear down, we'll end up with a 2022 house, built to the latest codes, versus a 1986 built house with some updated code repairs.....Have to look at the positives over the negatives!

    Eases the pain some, but still doesn't make it painless!
    Now that is one damn good way of looking at the crapola train.. Outstanding...

    Good news, today it was confirmed that the damage is isolated to the lower section of the corner, and hasn't compromised the structural integrity. In other words it doesn't extend up or over, so it is being deemed as an easy repair. Contractor is awaiting final approval, so he can get the crews back over here so they can knock this out, and get the house done.

    I think the damage was limited to a 8 ft by 8 ft area. The first 3 studs were basically gone, the next couple had a bit of damage but not much. So the severely damaged ones were at the forward 4 feet, and the next 4 feet has a little damage.

    So CINC Household is happy, which means I'm allowed to be happy.....!

    Trailer load of drywall showed up today, they are currently moving it into the house and garage.

    Today they have begun stripping off the the siding. There will be OSB, then they'll wrap it, then the Hardie Board planks over that (All that has been delivered).

    So from the front left corner on the garage to the left rear corner of the house, is almost all stripped. The white wrap you see up already was done as a temporary fix after the cease work was called to protect the studs and insulation. The black stuff is the tar paper they used in 80s.

    Quick picture showing most of the siding removed on one side, with an idea where the problem area is (Boxed in red). So here we are 78 days into the repairs......And finally getting some movement now that they have the OK, to repair the damaged area.

    Hopefully they can knock out the siding pretty quick. Waiting on HVAC, Plumber, and Electrician to do their thing and the drywall work can begin. Hoping we have our house back in 30 days. Contractor is going to have 9 guys working on the siding. They'll jump to the interior once the specialists do their thing.

    Entire left side of the house from the front corner of the garage to the to the left rear corner of the house is sided.

    The front of the garage, and 80% of the right side of the house is wrapped and ready for the new siding, they need to strip and put the OSB and wrapped on the upper portion of the chimney. The back of the house is about 80% done with the OSB and wrap.

    A couple progress pictures, taken earlier, so they don't show all the progress.......CINC Household is happy, so I'm happy.

    They got 7 bodies working on this side of the house, finishing up the wrap and installing the siding. Then they'll move to the backside of the house, then that will just the painting outside.

    Then it will be time for the downstairs to be dealt with inside the house. Contractor is hoping to turn the keys back over to us around the first week of June, barring any unforeseen issues.

    CINC Household couldn't be happier, in fact next weekend is the local gunshow (4-5 June) and she tells me you ought to go and see if you can find yourself a new toy to add to your hoard.

    Transformation of the back of the house. They still need to run a row or two of siding, but the weather isn't cooperating that's for sure. The one slat needs to be finished nailed down, it got too dark for them to see and with the rain it was getting too risky for them to finish up last night.

    But we now have a sliding patio door in the center, versus two, damn near taking up the whole wall.

    All the siding is up.....Just have to wait for the damn rain to go away, then they'll caulk, seal and paint it. They'll start some of the interior work this week-end.

    First coat of paint going on, and in some areas the second coat going on. In the areas with two coats, they are prepping for the trim to be painted. By tomorrow the entire outside of the house will be completed.

    We'll just be waiting for plumber, HVAC, and electrician, to do their thing. Once they do, the new drywall will go up, inside painted, and flooring put down. Then we can move back into our house.

    Just some trim to finish and some small touch-ups here and there, but they'll be done with the outside early tomorrow. Quick shot showing the progress.

    We'll put black light fixtures on the dover white (Off white, alabaster) bricks (Front door light, and the lights on either side of the garage door) to break up the whiteness, along with CINC Household's seasonal decorations. Oh and the front door will be maroon/burgundy color.
