Every thing I’ve bought in the last few months has escalated in price. The going rate seems to be around 20 precent. I wonder what it’ll be by the end of the year?

Same here. I've been doing contract flat rate work for 18 years but the price hasn't went up but .02, yes two cents a foot in the last 30 years

Might be time to consider a profession change , all the roof contractors I know , are now millionaires . It would seem that being bilingual is a must , as most of the the workers are mexicans that speak very little to no english.
