    Item Description
    I'm moving in a few months and wanted to post this here. I've had this piece of property for a few years and love it. It has deer, turkey, squirrel, duck, and coon. Had hog sign, but just a few times walking in scared them off. The fishing is good too. I have a survey, and an environmental assesment that says the property can be built on by the road. Anybody that knows this area can appreciate how special the Choctawhatchee River WMA is. I have built a 12x12 "deer stand" on the riverbank that I had planned on adding a second story and decks. I also have stairs built on the riverbank.

    I am considering renting it out also. There is space cleared out for a travel trailer or rv by the road.

    Cowford at the hwy 20 bridge is about 3 miles up (I'm guessing). The property is on choctawhatchee river road.

    Still have the property and havent had time to meet with a realtor to list it. Any takers at $30,000? Will consider trade for a boat

    Does it the lot flood in times of heavy rain and does it have power, water or spectic tank and how far is it from Pensacola.

    There is power lines at the road but I never put a pole in. No septic, no well. It does flood. Everyone builds on pilings down there. About 2 hrs from pensacola. Its on a paved road now

    I shure dont. Its typical river bottom. At the road its oak and pine, middle of the property is tupelo, along the river its cypress, oak, tupelo
